An exclusive off-plan house with 4.300 sq. m. land for sale

The project

 

The 180-square-meters boasts a large, high ceiling living room with a large opening to a private garden, open space kitchen, two bedrooms, and two bathrooms; one on each floor. (In addition, the house has a permit for an optional third bedroom in the attic.)

The main ground floor is immediately accessible from the garden as it is on the same level. It is an open face construction, with the front side made out of glass thus giving the impression of the living room being one with nature.

A swimming pool could potentially be placed in front of the house.

The ground floor is 10 by 8 meters in total, with the beams starting from 80 centimetres, up to 8 meters high.

A staircase connects the main space of the living room, the kitchen, one bedroom and one bathroom with the first floor that occupies the 2/3rds of the house (at the proper height) and includes one more bedroom and one more bathroom.

Both bedrooms have a balcony, wardrobe and immediate access to the bathroom. The kitchen has an open space with access to the back-side garden and all the facilities as well as a dining table.

Location

The house is placed in the middle of a 4300-square-meter plot of land which is expandable, next to ‘Agios Georgios’ mountain facing the forest and valley. The land contains 25 centuries-old olive trees (known as centurial), fruit trees, flowers, and ornamental plants. It is fenced with natural greenery, it has been shaped into levels with short stone fences and stairs, with direct access to a small street which leads to the beach and the main road. The location is next to a small street that leads to ‘Myrtidiotissa’ Monastery and 500 meters from the main road. There is a walking path that leads to ‘Vatos’ and ‘Kenya’ villages (±600 meters through the olive grove) and it’s a 400-meter walking distance to the magnificent ‘Mirtiotisa’ beach.

Construction & materials

Abiding by the regulations and laws of Greece, the plan has passed the approval of ‘Static and Energy Study’ (typical requirement of the Greek permit system) and is 100% legal. The main structure is to be built with an underground concrete foundation, strong flame-retardant wood, energy-efficient insulation, and a double-glazed glass front.
All the interior materials and will be selected based on quality and aesthetics.

Construction timeframe is two years.

Extras

> Optionally, in front of the house, a swimming pool with an approximate dimension of 4 by 8 meters will be placed to enrich the simplicity with a luxury approach.

> At the back left side of the building, there willbe a separate, spacious and fully autonomous auxiliary warehouse space for purposes such as the boiler, laundry room, gardening tools, and storage in general, that will be easily accessible and helpful but without obstructing the layout of the main construction.

In combination with the uniqueness of the A-frame house concept, a fully equipped vintage caravan setup has already been discreetly placed on the piece of land.

A related story

A-shaped buildings have been well-known since antiquity in Europe and were simple constructions for utilitarian purposes in the province.

[ Walter  Reemelin,  John  Campbell,  George  Rockrise,  Henrik   Bull, and  Andrew  Geller laid the groundwork in the early 1950s by designing such houses. Andrew Geller was one of the first to turn the old idea of the A-shape that fishermen’s huts had, into a new fashion in 1955 when he built such a house on the beach in Long Island, known as  Elizabeth  Reese  House ] 

The so-called huts in Corfu, where almost every family of peasants had a simple similar construction made out of wood, a place of rest, storage for tools, lunch, etc. as they spent almost their entire day with the family in the field.

The hut provided only the basics, such as rudimentary safety and privacy. The constructions varied, the earliest being similar to that of the A shape. The reasons were simplicity, convenience, and availability of materials.

The plethora of small cypress trees in most parts of the island, along with the bamboo and Peppertrees, contributed to the existence of these three materials to constitute the basic components of the building, or hut, in A shape.

Later on, easier access to more scarce and sophisticated materials such as stone, sheet metal, tile, and cement made these structures more complex and more permanent; thus, in the present day in most cases those that have managed to remain through time have begun to expand, to be converted into full country houses and in accordance to regulations.

Concluding, it becomes obvious that such an architectural aesthetic, despite its modern appearance, respects local heritage and it rightfully adapts without offending tradition.

Permit and paperwork

The main difficulties in the implementation and construction of real estate in Greece are the permits, processes and paperwork.
Permits take a lot of time to be issued, and money, and bureaucracy sometimes lead to projects seem impossible and overwhelming.

On the positive side, the piece of land and the construction plan in general has all the permits, and the required paperwork has already been done!

By having all licenses sorted the land/project provides urban planning, forest service and archaeology permits, as well as electricity since it is already connected to the main electricity network with electrical installation, and a meter. The water is also connected to the supply network and it waters the plants daily. 🙂

Update:
